Use New Leverage in Renegotiations



If you’ve gained bargaining power by becoming a more financially sound or valuable tenant at your shopping center since you signed your first lease there, use it to your advantage during renegotiations for your space. Before sitting down with the owner, examine your lease to determine which items in the lease you agreed to when you had very little leverage and that you would like to be more favorable now that you have some bargaining power. The assignment and sublet clause, parking rights, and kickout clause are common items that a new or struggling tenant might take a hit on.
