Negotiating 'Partial Invalidity' Clause for Changed Circumstances

Q: I’m considering leasing space on the first floor of a mixed-use building that includes residential units. I’m concerned that if zoning laws change, I won’t be able to operate my business, but will still be on the hook for a multi-year lease. What do owners typically use to protect their interests in such a situation, and what can I negotiate in my lease to terminate it if I can no longer use the space?
