Negotiate Very Short Initial Lease

If you’re a new or small retailer on a limited budget, you may be hesitant about going into a shopping center—especially if you have to commit to a long-term lease—because you’re worried that your business could fail. You might end up having to downsize, change your retail strategy, or terminate your operations altogether. But if you think that a certain center will give you the foot traffic or other benefits that could help you succeed, ask the owner about a very short-term initial lease with a longer renewal to make you feel more secure about signing a lease.
