Negotiate Short-Term Lease for New Small Business

If you are a small tenant with a new business, the length of the lease term should be at the top of your list of issues to negotiate, says Sacramento attorney Winnifred C. Ward. Especially when seeking space within a large office building or shopping center, small tenants are forced to choose carefully which issues to negotiate. If you raise too many issues or push too hard for certain concessions, the owner could walk away. On the other hand, if you raise too few, or not the right issues, you could end up selling yourself short, she says.
