The Federal Reserve has recently been aggressively cutting interest rates in an attempt to spark today's stagnant economy. The rate cuts are giving commercial property owners an opportunity to refinance, to purchase new properties or tap existing properties' equity for operating capital.

If you are a commercial tenant whose owner is using its building or center as collateral for a loan, the lender will be concerned with more than just the property value—it will also assess the quality of the owner's lease agreements with its tenants.
