When consumers don't shop, businesses don't make money. This economic cause-and-effect has hit both retail and office tenants alike, some of whom can no longer afford to stay in the space they occupy, or in business at all.

So what is a failing tenant in this situation to do? Termination is sometimes the only way out, but it should not be a foregone conclusion for troubled tenants. The strategies below may help ameliorate the situation for tenants hoping to find an answer besides packing up and moving out.
