Does Necessity of Future Alterations Negate Consent Requirement?

Q: The owner of space I lease in a shopping center is aware that as a franchisee of a large restaurant chain I’m required to update the space at intervals designated by the corporation. There’s even a reference to the required updates in the lease with the owner. There are also provisions that require me to get consent from the owner for construction to the space.
