Decode Lease Labels for Yourself

If you’re negotiating a lease, don’t rely on lease labels—such as “gross lease,” “net lease,” “double net lease,” “triple net lease,” “modified gross lease,” and “modified net lease”—to figure out what your rent obligations will be under the lease. Instead, carefully read the lease’s rent provisions so that you will understand which costs your base rent includes and which costs it excludes.
