Are Emails Binding in Real Estate Negotiations?

Q Before I signed the lease for the office I rent, the owner sent me several emails stating the space's square footage. The square footage that the owner quoted should be big enough for my business's needs, but I'm having trouble fitting all of my furniture and equipment in the office. My architect said that the space is substantially smaller than how the owner represented it in the emails. I'd like to terminate the lease. However, the owner asserts that I can't hold him to any representations he made in the emails.
